How to accurately price a Barndominium

Separate your square footage
The primary appeal of a barndominium is a massive, attached workshop. Shop space is significantly cheaper to build than living space because it lacks drywall, complex electrical, plumbing, and luxury flooring. Separate these two numbers to get an accurate blended rate.
Select your build stage
A "Shell Only" build gets you a concrete slab, the steel frame, metal siding, and a roof (dried-in). A "Turnkey" build includes the interior framing, HVAC, plumbing, drywall, and finishing down to the last lightbulb.
Factor in spray foam
Metal buildings conduct heat and cold rapidly, which causes condensation to build up on the interior metal panels. Traditional fiberglass batts will absorb this moisture and mold. Why is closed-cell spray foam required?

Steel buildings act as giant thermal bridges. In cold weather, the warm air inside your home will hit the cold steel panels and instantly condense into water droplets ("sweating"). This moisture ruins drywall and breeds mold. Closed-cell spray foam physically sticks to the metal, creating a rigid, airtight vapor barrier that prevents condensation entirely.

Can I get a traditional mortgage for a barndominium?

Financing a barndominium is notoriously difficult. Traditional mortgage lenders rely on "comps" (comparable sales in the area).
